GENERAL SPECIFICATIONS

 

FOR

 

Sea Robin Road

 

Osterville, MA

  

 

GENERAL CONDITIONS:

The Contractor shall have sole supervisory authority of the building and site until completed and shall comply with the plans and specifications signed and dated by the Buyer and Contractor. Contractor shall obtain all necessary permits for construction, and the contract is subject to the issuance of the those permits. Any extras ordered by the buyer will be by written change order and paid for when ordered. Specifications are subject to change without notice.

 

CLEARING:

 

All clearing necessary for the construction of the dwelling, driveway, water supply system and sewage disposal.

 

WATER:

 

Contractor will provide utilitie(s) trenching. Said water service line shall be installed per the Water Department's specifications.

 

SANITARY SEPTIC DISPOSAL:

 

The septic disposal system (Title V) will be installed per the approved plan on file with Barnstable Board of Health and State regulations.

 

GRADING:

 

Ground immediately surrounding the dwelling shall be graded to pitch away from the house.  Grading shall allow proper drainage runoff.

 

DRIVEWAYS/WALKWAYS:

 

*  A paved driveway will be provided.

 

*  Front steps; Wood attached to front porch (or brick on house designs

without front porches)

 

*  Service entrance.   Steps to be built of wood into garage.

 

*  Patio block walkway to front door will be provided.

 

FOUNDATION/BASEMENT FLOOR:

 

Foundations will be poured concrete walls up to 7' 6" in height depending upon grade and will be 8" wide on top of footings as required.  The basement floor will be a 3" thick concrete slab and garage floor will be 4" thick w/ 6" wire mesh.  Exterior to be damp-proofed below grade. Please Note: several of the lots will have walkout basements.

 

  

FRAMING/EXTERIOR MATERIALS:

*  Floor system:2 x 10 spf joists and/or engineered floor joist, 16"-19.2" on center (O.C.), all kiln dried stock.  3/4" T.G. (tongue & groove) subflooring. Underlayment used in tile and vinyl areas (eg kitchen & bath).

 

*  Roof system:  2 x 8, 2 x 10 rafters, 16" O.C. all kiln dried stock with 1/2" CDX plywood, self seal asphalt shingles.

 

·         Sidewalls:  2 x 4 studs, 16" O.C. all kiln dried stock with 1/2" O.S.B sheathing covered with Tyvek or equivalent. White Cedar shingles with 5" exposure will cover rear and sides, while the front may have either white cedar shingles or Red Cedar Clapboard (preprimed FJ) with 4" exposure on the front elevation.

 

Exterior Trim:

·         Exterior Trim shall be per plan details and use pre primed pine.

·         Sundeck and porches shall be framed with pressure treated lumber and have mahagony decking.

 

DOORS AND WINDOWS:

*  Windows: Anderson with 6/6 Grills.  All double hung thermopane, complete with hardware, screens, grills and pre-finished sash. 

 

*  Entrance doors:  Stanley, Landmark , Therma-Tru or equivalent insulated 1 3/4" steel clad with tempered thermo glass, weather tripping.

 

*  Main Entrance - 3' wide with wood frame standard jambs and colonial trim.  2nd Entrance - 2'8" wide wood frame standard jambs and colonial trim. A 6 ft. slider door onto sundeck.

 

INSULATION:

* Fiberglass insulation used.  3 1/2" (R-13) in all exterior walls 9" (R-30) in the attic ceiling, 6" (R-19) underneath the first floor and 3" (sound) on the interior bathroom walls.

 

PLUMBING:

*  Water Supply - hot and cold water circuits are assemble of copper piping with sweat joints.  Hookup to building water supply and achievement of distribution continuity is to be determined.  Piping is to be fastened to structural members of the house for support.  All piping for tub and shower tees are tested to F.H.A./H.U.D. requirements.

 NOTE:  Hot water is to be supplied by a 40 gal. gas fired insulated tank

 *  Drain, Waste and Vent - This system is of schedule 40 P.V.C. all vents run vertically into open air 2'0" above roof.  1/4" per ft. all D.W.V. lines are tested.

*  Fixtures per Builder's selection at Plumber's Shop.

*  Kitchen Sink - stainless steel bowl with high riser faucet.

*  Vanity Lavatory's - molded ceramic with 18" round or oval faucet.

*  Water Closets - standard FHA/HUD requirements.

*  Bathtub/Shower units - fiberglass.

 ELECTRICAL:

Electrical service will be 150 AMPS.  Smoke detectors will be installed per local fire department and state codes.  Standard lighting fixtures are installed by builder.

*  All switches and outlets as per code.

*  Exterior and interior light fixtures have a $800 allowance.

*  Dryer venting included.

*  Outlets for clothes washer and dryer provided.

*  2 telephone pull wire standard.

*  Electrical door chime, front door only.

*  2 cable hookups included.

*  1 Driveway post lamp (Lamp fixture to be provided by buyer)

*  Exhaust Fan lights in each bath.

 H.V.A.C. SYSTEM:

·         Forced hot air (1 zone) by gas Furnace.

 INTERIOR FINISH/DECOR:

*  Walls and ceilings:  Will be 1/2" gypsum (sheetrock).  5/8" gypsum used where required.  Joints taped and spackled.  Ceiling surfaces are smooth.  Walls painted with two coats. Primer coat and off white  finish paint.  (wallpaper, stain, or different colors extra).

 *  Finish flooring:  Wall to Wall carpet throughout (per contractor samples) except kitchen and bath areas will have roll non-wax flooring per contractor's sample. (One color selection  for flooring allowed). Flooring allowance is $18.- per yard (includes material/ padding and installation). Hardwood and Tile are available via change order.

 *  Trim:  Stratford Casing & 6" base board.

 *  Interior passage doors:  Passage/Privacy doors will be 6 panel masonite, primed and latex painted, prehung in standard jambs, matching trim.  (NOTE:  Closet doors same as passage doors).

 *  Kitchen cabinets & Bathroom vanities: $5,200. Allowance at Builder's discounted Cabinet installer's show room. Allowance includes installation.

 *  Closet shelving provided. 

APPLIANCES:

*  $2,800.- allowance. (Gas appliances require additional work which will be at the expense of the Buyer)

LANDSCAPING:

*  All homes will be landscaped per Builder's landscape plan with a loam and seed lawn and hardy shrubs. The balance of the disturbed area will be covered with wood chips, seed, pine needles, or bark mulch at the builders discretion.  Buyer shall be responsible to water and maintain landscaping after the closing.  The lawn areas shall have an in ground sprinkler system.

TERMS:

All Buyer choices are to be made in a timely fashion.  Because of construction schedules, builder reserves the right to make color, fixture and appliance choices if Buyer delays.  Builder will have final color choice approval on exterior colors to ensure harmony of blend within the subdivision.

Any amounts to be held pending completion of incomplete items shall be an amount not to exceed the cost inaccordance to the payment schedule of the Construction Agreement.
